Fall in Missoula & the Bitterroot

Fall has arrived, and the valley is at its very best. The larches are glowing gold in the hills, the cottonwoods along the Clark Fork and the Bitterroot are putting on a show, and there’s a little woodsmoke in the evening air.

I put together a roundup of what’s happening in our market, what’s worth doing before the snow flies, and the events I’m putting on my own calendar for November and into December.

Client Appreciation Recap

What a fun time celebrating YOU at this year’s Annual Client Appreciation Event! I had so much fun catching up and hearing about new business adventures, seeing your families grow, and learning about the home updates you’ve made since we closed.

Thank you again for showing up, bringing your wonderful people (and furry friends), and allowing me to be a small part of your story. I can’t wait to do it all again next year!

With gratitude, June

What’s happening in the market?

Here’s where things stand over the last three months. Each figure shows the change from three months ago.

Missoula has held steady, but homes are taking longer to sell. The biggest

shift is time: 87 days, so pricing it right from the start matters more than ever.

Ravalli County is the busier story. Inventory jumped by more than a

quarter, so buyers have much more to choose from.

IF YOU’RE BUYING

Ravalli County has about a quarter more homes to choose from than three months ago, and in Missoula you have more time to negotiate.

IF YOU’RE SELLING

Pricing it right from day one matters more than ever, especially in Missoula, where homes are taking longer to sell.

Winter-proof your Montana home (before the first snow)

To do

Why it matters

1. Winterize your irrigation and outdoor faucets

Frozen pipes are a costly surprise.

2. Clear your gutters

Fall leaves plus snowmelt can cause real damage.

3. Get your furnace and chimney checked

Stock your firewood now, too.

4. Seal drafts

A little weatherstripping goes a long way on your heating bill.

5. Check your roof

It’s easier to spot issues now than under two feet of snow.
